Richard Parker, Jr | Chief of Sales

Richard Parker Jr. leads Sales at Impresa Modular Charleston and serves as the primary guide for clients from first conversation through signed contract.

Richard’s focus is simple: listen carefully, price honestly, and set clear expectations. He works closely with clients to help them visualize their future home—from layout and livability to how the home fits their land and long-term plans.

He has been recognized as a top sales producer, a reflection of his ability to connect with people, follow through, and earn trust. For Richard, selling a home is not about pressure—it is about alignment. When a client moves forward, it is because the home, the process, and the timeline all make sense.

Outside of work, Richard is usually on the water, fishing inshore or offshore along the South Carolina coast. That love for coastal living carries directly into his work and his understanding of why people choose to build here.

Chris Lightsey | Chief of Construction

Chris Lightsey | Chief of Construction

Chris Lightsey serves as Chief of Construction for Impresa Modular Charleston and is responsible for all field execution—from site preparation through final delivery.

Chris began working in construction at a young age alongside his father, gaining hands-on experience in carpentry, roofing, and finishing work across multiple states. Those early years instilled a deep respect for craftsmanship, sequencing, and problem-solving.

He later founded and sold a successful roll-off business, sharpening his operational and logistical expertise, and went on to work with one of the premier builders in the Southeast, managing complex projects with high expectations for quality.

Today, as a licensed contractor in South Carolina, Chris ensures that what is promised on paper is executed correctly in the field. He coordinates subcontractors, manages schedules, oversees inspections, and provides weekly status updates to clients from contract through keys in hand.

When he is not on a job site, Chris is often in the water surfing along the South Carolina coast—a pursuit that keeps him focused, disciplined, and ready for the next set.

Bill Parker | Permitting & Project Coordination

Bill Parker sits at the center of the Impresa Modular Charleston build process, managing permitting, factory coordination, and lender draw execution.

Bill is responsible for securing permits, finalizing plans, coordinating with jurisdictions, and working directly with lenders to ensure draws are triggered accurately and on time. His attention to detail and methodical approach are highly respected by permitting authorities and lending partners alike.

He works in parallel with both Sales and Construction, ensuring that once a contract is signed, all moving parts stay aligned. His role is critical to achieving Impresa’s targeted six-month timeline from contract to keys.

Bill loves Charleston and the life it offers, especially time on the golf course. That appreciation for the Lowcountry shows up in his work through patience, precision, and consistency.

Richard Parker Sr. is the Founder and Managing Member of Impresa Modular Charleston and serves as the company’s final authority on execution, quality, and delivery.

With more than 30 years as a CEO and operator, Richard built and led companies across medical products, finance, and real estate. He co-founded Peachtree Orthopedic Products, which grew into Midwest Medical Enterprises, and spent decades acquiring, renovating, and building residential properties with a disciplined focus on systems, process, and results.

At Impresa Modular Charleston, Richard provides business leadership and strategic oversight. He ensures the company operates within a clear, repeatable process and that every home meets the standard promised to the client. No home is started, and no home is completed, without his oversight.

For Richard, this company is more than a business. It is a family legacy built on accountability, excellence, and long-term trust.

When not guiding the company, Richard enjoys time on the golf course and the coastal lifestyle of South Carolina—where strong foundations matter in every pursuit.
