Richard Parker, Jr | Chief of Sales
Richard’s focus is simple: listen carefully, price honestly, and set clear expectations. He works closely with clients to help them visualize their future home—from layout and livability to how the home fits their land and long-term plans.
He has been recognized as a top sales producer, a reflection of his ability to connect with people, follow through, and earn trust. For Richard, selling a home is not about pressure—it is about alignment. When a client moves forward, it is because the home, the process, and the timeline all make sense.
Outside of work, Richard is usually on the water, fishing inshore or offshore along the South Carolina coast. That love for coastal living carries directly into his work and his understanding of why people choose to build here.

Chris Lightsey | Chief of Construction
Chris began working in construction at a young age alongside his father, gaining hands-on experience in carpentry, roofing, and finishing work across multiple states. Those early years instilled a deep respect for craftsmanship, sequencing, and problem-solving.
He later founded and sold a successful roll-off business, sharpening his operational and logistical expertise, and went on to work with one of the premier builders in the Southeast, managing complex projects with high expectations for quality.
Today, as a licensed contractor in South Carolina, Chris ensures that what is promised on paper is executed correctly in the field. He coordinates subcontractors, manages schedules, oversees inspections, and provides weekly status updates to clients from contract through keys in hand.
When he is not on a job site, Chris is often in the water surfing along the South Carolina coast—a pursuit that keeps him focused, disciplined, and ready for the next set.

Bill Parker | Chief of development
As Chief of Development for Parker Tide Properties, Bill searches for the right parcels, evaluates the opportunity, and leads the development of spec homes built through the Impresa Modular Charleston platform. His role connects land acquisition, design, permitting, modular construction, and final sale.
Bill works from three core premises: the most important thing in real estate is location, followed by view, followed by flow. Find the right location, capture the best view, and create a floor plan that lives well — that is where a strong residential project begins.
Because Parker Tide builds with Impresa Modular Charleston, each spec home also serves as a real-world showcase. Buyers can purchase one directly or walk through it to see the quality, layout, finishes, and possibilities before building their own.
