Most IMC clients either already own their land or include the land in a construction-to-permanent mortgage. Monthly payments are influenced by total project cost, loan structure, down payment, and market interest rates at the time of lock.
Why We Don’t Show Rates on Our Website
Interest rates change frequently, and asking buyers to guess rates or loan terms often creates confusion instead of clarity.
Rather than showing live rates, IMC relies on a lender-provided tool that already applies current market assumptions and calculates a true PITI estimate.
This gives you a more realistic picture without requiring you to do mortgage math.

Exact monthly payments are finalized after Step 2 – Preliminary Design & Initial Pricing, once the actual home price and site conditions are known.
